Do mobile homes depreciate?
In park sales in Southern Maine tend to follow the current market trend. If you are selling in a “sellers market”, the seller will typically realize more of a profit with sale but if you are selling in a “buyers market”, the seller will typically realize less of a profit. There is no “Depreciation table” used in the state of Maine.

Are closing costs expensive?
Closing cost include a minimum of 10% down of the sales price, a park entry fee (typically two times the lot rent), an appraisal fee up to $375 (if you’re financing), a 1 year Insurance binder and the buyer typically pro rates the K1 in the oil tank and the lot rent of whatever month you are closing in. Most of these cost can be negotiated with the seller making the cost of purchasing very affordable.

Do I need a down payment?
Yes, currently there are no programs with NO MONEY DOWN. A buyer will need a minimum of 10% of the sales price.
